230 Newmarket Road is the next site to come forward for redevelopment on Cambridge Retail Park as part of a long-term plan to create more reasons to visit Cambridge Retail Park with a wider mix of uses that can attract a good range and quality of retailers to serve the local community.
2030 Vision Plan
We want to improve Cambridge retail park
- A new anchor store to the north of the site.
- Multi level parking to enable the removal of surface parking.
- Transforming the public realm with a new green corridor.
- Refurbishing the existing retail spine for new tenants.
- Redeveloping the SCS site to create a new anchor store and additional large format units at the south of the site.
- Redeveloping 3-5 Coldham’s Lane for a new retail tenant.
- New smaller format retail and F+B units.
- New F+B and Leisure spaces to add vibrancy to the site.
- Exploring the option of a new hotel, diversifying uses on site.
- Forming a new junction with well defined building edges which establishes the principle for a future street northwards.
- Area of surface car parking must remain in accordance with binding lease agreements.
Our vision for Cambridge Retail Park will:
Extending the retail and leisure space across the park.
Bring new life, and more green and usable spaces to Newmarket Road.
Creating more reasons to visit by introducing new uses like office space at 230 Newmarket Road and possibly a hotel.
Providing a better car park layout and making the retail park more usable by people.
Enhancing walking and cycling with improved routes through the site.
Adding more trees and landscaping to enhance the visitor experience.

On the 26 and 27 June 2024 we held our second consultation on proposals for 230 Newmarket Road. Our consultation period closed on Tuesday 10 July 2024. Thank you to all those who provided us with feedback.
Now that the consultation period has ended, we will be reviewing all the feedback received from the community – including residents, councillors and other groups – ahead of submitting a planning application.
